Auction Tip Off: Country House Chic On The Cheap Or A Money-Spinning Property Development?

I’m a sucker for a good-looking period house – and this Victorian beauty is a real stunner!

Any potential for change of use will be subject to planning – but I reckon eagle eye developers will soon spot the potential when they see the size of the garden:

It’s worth noting the property is located in a Conservation area and the Local Planning Office has indicated that any future development plans would need to retain the existing building (understandable as it’s a period gem!).

Internally the property has been converted to provide office accommodation – but with a pair of buffed-up rose-tinted specs I think it’s easy to see through this.  There are plenty of period features still around and I reckon you could make this a magnificent country home on the cheap.

Is it worth it?

Ely is a pretty, affluent Cathedral town located 14 miles from Cambridge and 80 miles from London.  Fast trains to Kings Cross take 1 hour 15 mins.

A 5081 sq. ft. six bedroom new-build on a much smaller plot has recently been marketed and sold for £935,000.

The property currently has commercial use and so will deter many would-be buyers.  Enquiries should be made at the local council for potential of change of use.

The garden could offer future development potential – and I wouldn’t be surprised to see a new-build development spring up.

Conclusion: I reckon it’s definitely worth a closer look!
