The Landlord’s Prayer

Today I pray, that I may wake,
To no phone calls of fury, or texts in the night,
That sweet, sweet, sleep has not fooled me right,
That all is well in the land of tenants.

Today I pray, that I may breathe,
And keep my patience, beyond the ease,
Of a plumber charging me a million quid,
To fix a leaking pipe or bang a busted boiler.

Today I pray, that I may see,
A property inspection where the tenant has cleaned,
And doesn’t moan about mould in the windows,
That they never open.

Today I pray, that I may go on,
About my daily business and not have to argue about the rent,
The reasons it’s late, unpaid, hijacked by aliens,
And otherwise spent.

Today I pray, that I may not argue,
About who’s responsibility it is to change the light bulb,
Bleed the radiators, flush the toilet,
And live in a house (in a tenant-like manner).

Today I pray, that I may have patience,
To see me through the governmental abuses,
The penal tax reforms, selective licensing, extra charges, forms and all,
For being a sodding landlord.

3 years into a tenancy you would figure that you pretty much know a tenant.


This isn’t so.

And that is because in that time period not enough stuff has happened for the tenant to react to.


What do I mean by that?

Well, as a landlord, you truly get a measure of a tenant when the shit hits the fan, and they don’t know what to do about it. (more…)

Can Property Pay Your Wages?

It’s an apt question that many people ask themselves.  In these times of booming property prices and soaring buy to let rents it’s no wonder so many people have opted to invest in bricks and mortar over volatile stocks and shares.

So when IWC (the makers of Kirsty and Phil’s Location, Location, Location) approached me to be a property consultant for the show they were making “Can Property Pay Your Wages?” for Channel 4, I said “Yes”. (more…)

How I Pimped Up My Buy To Let Property On The Fly

“It needs the landlord to attend to see how bad it actually is.”

That’s what the email from the maintenance company said to the letting agent.

As the landlord of the said property, this line didn’t fill me with warm, fuzzy feelings.

It instead, left me with a feeling of dread.

Especially when the said property is some 120 miles away from home.  (This is just one real downside to remote property investment).

I cast my eyes back over the rest of the email to look for any sign of hope.  There was none.  It was literally a litany of shit.  Which was going to cost a whole load of money to put right.
