All I Want For Christmas Is. . .

forest gate

21C Station Road, Forest Gate, London, E7 0ES

Guide price: £55,000

An incredibly cheap flat in London…? Yep, I reckon a pad in London would be on most property investor’s Christmas list.  This one is cheap – and even comes with a tenant already paying £750 per month (£9,000 per annum).  Admittedly, it’s lower ground floor – which isn’t to everyone’s taste and it’s also accessed via the rear.  However, it’s an OK-ish size at 29 sqm and it is close to transport links with Forest Gate and Wanstead Park rail stations just minutes away.  The flat also benefits from a 99 year lease from 25th March 1998.

Just imagine waking up on Christmas morning to the sight and sound of the waves crashing down the beach.  You’d have thought you’d need to win the lottery to make that dream come true, but if you leave a mince pie out and a nice glass of sherry, the planners may be on your side to convert these former loos into a dream home.  Located adjacent to Seasalter Beach, this property occupies a site area of 0.0386 acres.  If you need any encouragement for what can be done with these loos with a view – check out this project.

You know the festive feeling when the family are coming to stay and you don’t have enough room to cater for mad Aunt Mavis who insists on bringing her pussy?  So, here’s your solution – a 29 bedroom property.  Admittedly, it’s currently a care home – but there could be potential for redevelopment subject to obtaining all necessary consents.  This detached property has been modified and extended over the years to cater for 34 residents.  There is a lift to all floors and to the front is a driveway with car parking to the rear.  Conveniently located less than half a mile from the heart of Weston-Super-Mare, with the rail station offering direct services to Bristol in approx. 35 minutes.

I went to see the loos in Whitstable. Can’t believe they sold for 90k! Wow. That’s some premium to the £20k guide. Although it wasn’t realistic anyway.
